5 Steps to Selling My Business In Orlando Florida

5 Steps To Sell My Business for the Best Price October 8, 2019  by  Michael Shea PA    (Edit) As Orlando’s Largest Business Broker we are often asked “How do I sell my business for the best price?” This short article will lay out five focus points for you to laser in on to get the best price for your business when you decide to sell your business. Step 1 – Maintain Good Books and Records: The single most important factor when buyers analyze a business or a banker looks to finance an acquisition is the quality and orderliness of the books and records. Unreported cash, failure to use automated book keeping software, and frankly shady accounting practices are the primary driver of a business failing to sell. So in short…get your stuff in order and do not play games because the only person you are hurting is yourself. Step 2 – Price it Right: Year after Year we analyze business sales in the Orlando Florida Market and over and over we see businesses listing at o...

Here is a scary statistic. 90% of all business buyers never ever complete a sale. The reasons for this are somewhat murky but in simplicty, it largely is a function of lack of education and a failure to follow a process. Buying a business is a major financial decision and investment and should be approached with the same seriousness you would take in any other major investment. You should get educated, secure professional advice from trusted advisors, and be realistic about your expectations and the outcomes. With the internet we have a double edged sword. Resources are now available to consumers which provide them with tons of information and advice. However, there are also legions of “experts” and conflicting data that can take a prospective entrepreneur down a rabbit hole of confusion and disappointment. We recommend a solid 8 step process that is logical, affords you protections and results in a positve outcome if you follow the process step by step and do not bypass the...

Buyers Are Liars? Is It True?

Image
Buyers Are Liars? Is it True December 6, 2018  by  Michael Shea PA   (Edit) In the business brokerage market, there is a hushed phrase the wise old brokers bandy about behind closed doors: “Buyers Are Liars”. Like many euphemisms, there is a ring of truth to this saying.  So how and why does this perception exist?  At its core, it comes from education or the lack thereof.  The lexicon that most buyers use when looking at the business buying market is their experience in Real Estate. Whether it be commercial or residential the comparison to the business sales or mergers and acquisitions market is problematic. First here in Florida over 95% of the business transactions do not involve the sale of real property and a large component does not even involve the transfer of a lease.  Secondarily, Buyers have to keep in mind that regardless of market conditions, unlike real estate where the market switches between a “buyer’s” or “seller’s” market...

One of the more popular small businesses bought and sold here in the Central Florida Market are pool routes and businesses. To the outsider, the business seems simple enough. You clean a pool, add some chemicals and bam....you're done. At a macro level that is correct but I thought I would provide some insights having sold over 50 of these things in the last 12 years that a novice or first time buyer may find of interest. And lets face it there is some self interest in this....I want you to be successful and educated in this process and I also do not want all the space left to the powers that be who put out rules of thumb as if it is Gospel. So here in short are my bullet point items of information for you to ponder and chew on. If you want to view current listings of businesses for sale in the pool service vertical visit my  site  . Hope these tips give you something to chew on as you analyze this space.

Leverage your company competitive advantage when selling your business

Image
There are certain intangible assets that have no monetary value if you try to sell them by themselves, but their worth is essential to the market value of a business. In fact, it is assets like these that give your business a  competitive advantage  over others in your industry. What makes your business different, unique, and special? These are all questions to consider when deciding to sell your business in a sea of endless competition because you will want to stand out more than ever when your company is for sale. Brand Loyalty and Other Intangibles Customer loyalty  is a big competitive advantage because those same customers will continue to purchase your services or products, no matter who the business owner might be. The key to this loyalty lies in your well-established brand name and reputation. If you are popular among the public, you give a potential buyer more of an incentive to purchase your business. This loyalty exists because your business is wel...

When and How Do You Communicate a Business Sale?

Image
Confidentiality and Your Business Sale? March 15, 2018  by  Michael Shea PA   (Edit) When to Communicate the Sale of Your Business The decision to sell your business is a big one; it is an important decision likely to affect the lives of many. As a result, it is crucial to keep the sale and all negotiations for the sale of your company as confidential as possible. Likely to affect your clients, employees, vendors, and competitors, it is best to ensure any positive, or potentially negative, reactions do not affect the final sale of your hard work. It is best to wait until the end of the negotiation process to tell all interested parties. Although communication is a critical element of operating a successful business, there will be times when you can’t share everything with your employees and clients. Once you have decided to sell your business, you need to be careful not to say too much. Be selective and strategic about who you share information with during the s...

Buying A Business and Getting Past the Gate Keeper

Image
Buying A Business and Getting Past the Gate Keeper / Business Broker February 16, 2018  by  Michael Shea PA   (Edit) Would you believe that less than 10% of all buyers who inquire on a business sale or into the process of buying a business ever get to the closing table. Well, it is true…sadly. The reasons for such a miserable number are many: lack of knowledge, lack of funds, financing and capital issues, frustrations, and sometimes road blocks from “advisors” of both buyers and sellers. Many times I have been asked what is the most important element to successfully buying or selling a business and it all comes down to one thing “Education”. That includes education on finance, accounting, business management, roles of the parties to the transaction, and of course the process. Buyers have to keep in mind that regardless of market conditions, unlike real estate where the market switches between a “buyer’s” or “seller’s” market, in the business sale sector, ...

The Frustrations of Buying a Business in Orlando

Image
The Frustrations of Buying A Business January 23, 2018  by  Michael Shea PA Time and Time again I have met buyers who are encountering  frustrations  in the buying of a business. The reasons vary from buyer to buyer but if I may let me offer some specifics to the buying process as it relates to the Orlando Florida and Kissimmee Markets. 1. First thing, recognize t that there is a market and there is competition. Orlando is one of the few places where there are outside factors like immigration buyers that impact the purchase process. Buyers of businesses looking for visas have additional concerns like steady cash flow, simplicity, need for home-based businesses, and the ever-present concern of the target meeting the needs of the USCIS for E2 investor Visa’s 2. How you did things in your country or state or in your past professional life will not dictate the process here on the ground. There are outlined and defined processes here. Choosing to accept them a...

Do I feel more exhaustion or passion when running the business? Could selling the business solve a problem or meet a strategic goal?
